Signs Your BFT Hinge & Roller Replacement Is Failing

  • The gate scrapes or drags near the latch side. This usually means the lower hinge has worn enough to drop the gate leaf a quarter inch or more. The hinge post is still true; the bearing surface inside the hinge barrel has simply wallowed out.
  • Loud creaking from the post, especially at the top hinge. A dry, groaning hinge on a BFT swing gate is often more than lubrication. In our experience around West Hollywood, it’s usually the nylon bushing inside the hinge barrel that’s cracked, and once that’s gone the metal hinge pin starts carving into the housing.
  • The slide gate shudders or stutters moving through the rollers. Flats spots on the roller face or a seized bearing will do that. It makes the operator draw harder, which shortens the motor life, which is exactly the repair we hate seeing billed as an “operator failure” when the real culprit is a $60 roller pair.
  • Uneven gap along the top of the gate when closed. Walk to the end of the driveway and sight the top edge. If the gap tapers, a hinge has shifted. It means the gate was closing on its own force into a worn pivot, slowly settling into the sag.
  • Visible rust trails below any hinge or roller point. That’s bearing grease breaking down and carrying metal particles out. Once you see the black-and-rust streak, the part is past the point where cleaning solves anything.
